Measurement plans and study of boundaries

Boundary plans are documents that represent the boundaries and divisions of land, whether lots or parcels. These boundaries may be defined by physical elements such as walls, metal fences, boundary markers or other visible markers on the land.

The main function of these plans is to provide a clear identification of the boundaries, medians and property limits of a piece of land. This is important for a number of legal and administrative purposes, such as sales contracts, applications for licenses for construction on minimum surfaces, segregation studies and inheritance divisions, as well as the resolution of boundary conflicts between neighbors.

By having a graphic representation of the property boundaries and the surface of the land, boundary plans provide a basis for decision-making and the resolution of legal disputes. In addition, they are useful tools for correcting incorrect information in property records.

These plans can be drawn up using two measurement methods: a total station or electronic theodolite, and a topographic GPS. The choice of the appropriate method depends on factors such as the terrain’s topography and the size of the area to be measured. In large areas or with complex topographies, the use of topographic GPS can offer greater precision and efficiency in measuring boundaries, while in smaller areas or with specific characteristics, the total station or electronic theodolite may be more appropriate.
